Executive Rental Property – Refurbishment Project

We were approached by Phil who currently resides in Poland, to refurbish his home in Nottingham ready for the rental market. His brief was to re-decorate throughout with a neutral colour palette; new lighting, carpets, window treatments, replacement garage door and front door, artex removal, tile the garage floor and walls, repair broken floorboards and replace/repair anything else that was broken and finally a new boiler.

Refurbishment

Firstly the artex was removed from the ceilings, a new boiler was fitted, floorboards repaired and all messy prep work was completed.

Colour Palette

We chose the rolling fog colour scale by Little greene; rolling fog pale for the ceiling, rolling fog light for the walls/radiators and rolling fog for the woodwork. This is a contemporary neutral tone and the slightly darker tone for the woodwork is very practical for a busy household. The wardrobe doors were painted the same shade as the walls, therefore blending into the walls nicely and creating the illusion of greater space.

Flooring

New practical twist pile carpets in a warm grey shade were fitted throughout, which complimented the rolling fog paintwork beautifully and kept within the neutral and contemporary palette that Phil requested.

Lighting

Replacement lighting with brass fittings and gold highlights to match the door furniture were fitted; mixtures of fabric and glass shades in neutral tones were selected to compliment the window treatments and add interest.

Door Furniture

Polished brass door knobs were used for the majority of the wardrobe doors to match the internal door handles.  Black door knobs were used in the bedroom with the black lampshade and black border roman blind.

Window Treatments

Phil preferred plain fabrics in neutral tones, however to add further interest and depth to each room, we choose neutral coloured fabrics which were also slightly textured. Caramel and ivory toned fabrics, incorporating contemporary textured subtle patterns were chosen. Bronze chains and a warm pale grey contemporary curtain track/pole completed the window treatments.

Phil was delighted with the final results and as a thank you he presented Salima with a lovely gift of a Paul Smith cushion. He was also extremely pleased that his property was let within a couple of days of being placed on the rental market, which he said was testament to our designs and project management.
